âś… Step 1: Check Your Finances
Before you start looking at homes, it’s important to take a close look at your financial situation.
Start by checking your credit score. The higher your score, the better your chances of getting a good loan with a lower interest rate.
Next, make sure you have money saved for a down payment. Some loans only require 3% to 5% downpayment , and there are various special programs in Florida that offer personalized assistance for each financial situation. For instance, Florida has programs like Florida Hometown Heroes that offer down payment assistance for eligible buyers. These include teachers, nurses, police officers, and other community workers. Let’s see if you qualify.
Also, keep in mind the closing costs. These are extra fees for things like inspections, insurance, and paperwork. They usually add up to about 2% to 5% of the home’s price.
🏦 Step 2: Get Pre-Approved for a Mortgage
Getting pre-approved by a lender is a smart move and will save you time and effort. It tells you what type of property you can afford, and it shows sellers that you’re a serious buyer.
To get pre-approved, you’ll need a few documents, which include proof of income, tax returns, bank statements, and your ID. It is important for the buyer to have a clear understanding of the buying process from the beginning to avoid the possibility of wasted time and money in the future.

I always suggest my clients to have a buyers consultation to determine what are the most important things for them in a house or condo. We will look at things like price range, location, school districts, commute time, safety. It is very important to have transparency and develop trust between a client and a realtor, it definitely makes the whole buying process easier and successful in the end.
🔍 Step 4: Make an Offer and Schedule Inspections
When you find the right home, it’s time to make an offer. Once your offer is accepted, we’ll move forward with a home inspection to make sure everything is in good shape.
The lender will also require an appraisal, which confirms the home’s value. Then we work with your loan officer to finalize the mortgage paperwork. This part usually takes about 30 to 45 days, and I’ll be with you through every step. Keep in mind that everyones situation is different and requires personalized attention , which I always provide to each of my client.

On closing day, you’ll sign the final paperwork, pay your closing costs, and receive the keys to your new home.
